Royalmount Phase 1 has achieved LEED v4 Core and Shell Gold alongside Parksmart Gold, marking a significant moment for one of Canada’s most ambitious mixed-use developments: It is now the largest project in the country to achieve this level of certification for its design and construction.

These certifications reflect the project’s multidimensional approach. Large green spaces and a linear park help mitigate heat-island effects and reconnect a previously fragmented site to the city. A district-scale energy strategy supports operational efficiency and resilience. Parking, mobility, and public realm are treated as integrated systems rather than isolated components, reinforcing walkability and access across the site.
Delivered as the first major chapter of the development, Phase 1 brought together commercial, retail, dining, hotel, and wellness programs designed to support social connection and everyday use. Public art, landscape, and architecture work together to create an environment that balances intensity with comfort, and density with human scale.
Taken together, LEED Core & Shell Gold, and Parksmart Gold signal the coherence of a broader vision where environmental performance, mobility planning, and well-being are aligned to shape a resilient, people-centred urban district.
