A zero-carbon design around a core of urban comfort and well-being

A forerunner in urban densification and zero-carbon residences, GEOpark (formerly 485 Albert) is a progressive response to the growth and urban sprawl challenges facing major Canadian cities. With its carefully considered sustainable design, this elegant mid-rise demonstrates that it is possible to reconcile urbanity, livability, and environmental concerns. 

Located in Kingston, Ontario’s Williamsville neighbourhood, the six-storey building with clean lines integrates a range of advanced mechanical, electrical, and structural strategies that have earned it Zero Carbon Building (ZCB-Design V3) certification from the Canada Green Building Council. These include an ultra-efficient VRF system with geothermal heat pump for heating and cooling, as well as a high-performance envelope and a choice of materials with low environmental impact. 

The decarbonization focus at the heart of its design is also reflected in the attention to health and well-being manifested in every detail of this project, which has obtained Fitwel certification, 2 stars. Ideally located near downtown, GEOpark was designed to encourage pedestrian circulation. It comprises 176 residential units, 150 square metres of neighbourhood retail on the ground floor, as well as five work-from-home offices—hybrid spaces adapted to the new realities of hybrid work. Additionally, the tree-surrounded building is naturally ventilated and lit through operable windows. Several units are also flexibly designed to accommodate potential family growth or other changing housing needs. Some of these, equipped with connecting doors, can even be joined to create larger or intergenerational living spaces. 

A true living environment, the project features common spaces for social and sports activities on its rooftop terrace, as well as a green space accessible to dogs. It is a unique place for activities, exchanges, and community. Nearby parks, a farmers’ market, local shops and restaurants, all accessible on foot or by bicycle, invite a deep connection with the community.
