A landmark of innovation and sustainability anchoring a new generation of work
TELUS Park Surrey is a connective and catalytic response to a city experiencing record breaking growth in the lower mainland of British Columbia. The project seamlessly blends multiple cross functionalities within the same site—including administrative support, training facilities, logistics, fleet operations, network services, warehousing, parking, and amenities—creating a single, cohesive architectural gesture. This not only improves site functionality and operational efficiency, but also reduces the total paved area, revitalizing and returning 2400 m² of green space to the adjacent Hyland Creek ecological corridor.
As the design blurs the line between infrastructure, workplace, and amenity—making it inseparable from the transformations reshaping the surrounding city—it responds to its position at the threshold between two distinct landscapes. To the north, a protected ecological greenspace, and an urban context that continues to evolve rapidly to the south. The building mediates this transition through its massing and orientation, offering a strong, continuous street edge along King George Boulevard, while stepping back to create generous terraced amenity spaces facing Hyland Creek.
These gestures allow for varied pedestrian experiences and reinforce the project’s relationship to both the natural and urban character of the site. At ground level, an open plaza is shaped by street furnishings, native planting, and flexible outdoor space that supports a range of uses while softening transitions between public and private realms. This prioritizes flexibility, approachability, and connection—creating a place that welcomes movement and frames outward views to the natural landscape.
Architecture, interiors, landscape, and structure were developed in concert to shape a unified experience. The building’s high-performance façade incorporates bird-friendly glass and balances solar shading and daylight optimization to support both efficiency and comfort. Inside, the layout balances flexibility, connectivity, and well-being—offering a mix of collaborative spaces, focus areas, bookable rooms, and social zones. Abundant natural light, visual continuity, and tactile materials support multiple modes of working with intuitive circulation. Shaped by TELUS’s Future Friendly Workplace program, the workplace supports a predominantly mobile workforce across both administrative and industrial teams.
TELUS Park Surrey closes the gap between public and private through design that’s spatially coherent and deeply integrated. Built for longevity, it addresses the evolving demands of a growing city while remaining adaptable. Anchored in place, shaped by its context, and designed to propel the city forward, it embodies a broader shift in civic and commercial architecture—fostering connection and contributing to a shared urban future.
